Digital reports include photographic evidence for each door with defect classification. Remediation can often be carried out on the same visit.

Professional installation of FD30 and FD60 certified fire door sets using third-party certificated products. We source from approved manufacturers and our installers are UK Fire Door Training Approved.

FAQs

Common Questions About Property Compliance

Answers to the questions landlords, property managers, and building owners ask us most.

Under the Regulatory Reform (Fire Safety) Order 2005 and the Housing Act 2004, landlords must conduct a fire risk assessment in all common areas of multi-unit properties, install working smoke alarms on every floor, and provide carbon monoxide alarms in rooms with solid fuel appliances. You must maintain all fire detection and structural fire protection, including fire doors and emergency lighting in communal areas. For HMOs with five or more tenants in separate households, a documented fire risk assessment is legally mandatory. Failure to meet these obligations can result in criminal prosecution, unlimited fines, or imprisonment. All gas and electrical appliances must also be safe and regularly serviced.
London landlords typically require a Gas Safety Certificate (CP12) renewed annually, an Electrical Installation Condition Report (EICR) every 5 years, an Energy Performance Certificate (EPC) valid for 10 years, and a fire risk assessment reviewed annually or after significant changes. HMO properties also need emergency lighting certification, fire alarm certificates, and may require PAT testing depending on borough requirements. Missing renewal deadlines results in criminal penalties up to £30,000. Our bundled compliance packages cover gas, electrical, and fire safety together with renewal tracking so you never miss a deadline.
A fire risk assessment is a strategic evaluation of fire hazards, risks to occupants, and existing safety measures across the entire building. A fire alarm certificate documents that detection systems have been installed to BS 5839 standards and are functional. A fire door inspection checks that fire-rated doors close properly, seal correctly, and meet BS 8214:2026 tolerances. The FRA is risk-focused; certificates are compliance proof for specific installations. Multi-unit residential buildings typically require all three. Since the Fire Safety (England) Regulations 2022, fire doors in communal areas of buildings over 11 metres must be checked quarterly.
Fire safety non-compliance carries severe penalties under the Regulatory Reform (Fire Safety) Order 2005 and Housing Act 2004. Failing to install smoke alarms can result in fines up to £5,000 per breach. Failing to maintain fire safety systems or provide risk assessments in common areas can lead to unlimited fines and up to two years’ imprisonment. Local authorities can impose civil penalties up to £30,000 for housing breaches. Beyond financial penalties, non-compliance voids landlord insurance and tenants can claim back up to 12 months’ rent if living in non-compliant properties. HMO licence revocation is also possible.
All 32 London boroughs require mandatory HMO licensing for properties with five or more tenants from two or more households. Additionally, 23 boroughs have active additional licensing schemes for smaller HMOs, and 21 operate selective licensing in specific postcodes. Council inspectors assess fire safety (smoke alarms, fire doors, emergency lighting, risk assessments), electrical safety (EICR), gas safety (CP12), and living conditions. Non-compliance results in fines up to £30,000, criminal records, licence refusal, and tenants reclaiming rent. Requirements vary by borough and postcode, so checking your local authority’s scheme is essential.
A comprehensive compliance package for London rental properties covers gas safety (CP12 annually), electrical safety (EICR every 5 years), fire risk assessment (annual review), emergency lighting certification, fire alarm testing and certification, fire door condition checks, smoke and CO alarm installation, and EPC. HMO properties may also require PAT testing depending on borough requirements. Our bundled packages combine gas, electrical, and fire services into single appointments, reducing admin and lowering costs through consolidated scheduling. Every package includes same-day certificates, digital documentation storage, and compliance reminders for renewal dates.
The Building Safety Act 2022, introduced following Grenfell Tower, established a new regulatory regime for higher-risk buildings (those 18+ metres or 7+ storeys with residential units). An accountable person must assess and manage building safety risks related to fire spread and structural failure, maintaining a “golden thread” of information about the building’s safety throughout its lifecycle. The Act also introduced tighter controls on fire doors in higher-risk buildings and new duties for managing agents. Penalties for non-compliance include being unable to recover costs for remedying fire safety defects. We help accountable persons meet their obligations through coordinated fire risk assessments, fire door inspections, and documentation management.
The Regulatory Reform (Fire Safety) Order 2005 requires regular reviews but does not specify a fixed frequency. Best practice recommends an annual review of your assessment document to ensure it remains current, with a full professional reassessment every 3–5 years depending on building complexity. Immediate reassessment is legally required after major renovations, change of occupancy, replacement of fire safety systems, or any fire incident. For high-risk buildings and licensed HMOs, more frequent reviews every 1–3 years are recommended. We offer scheduled review programmes so you never miss a compliance deadline.
An Electrical Installation Condition Report (EICR) is a comprehensive inspection and test of all fixed electrical installations, wiring, and consumer units in a property. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must arrange an EICR at least every five years. The inspection tests earth continuity, insulation resistance, and circuit integrity, rating the system as satisfactory or noting remedial works. If C1 (danger present) or C2 (potentially dangerous) codes are issued, remedial work must be completed within 28 days and the landlord must notify the tenant and local council. Non-compliance results in fines up to £30,000.
Landlords must install and maintain smoke alarms (at least one per floor), carbon monoxide alarms (in rooms with solid fuel or gas heating appliances), fire extinguishers where required by the fire risk assessment, and fire doors in HMOs and communal areas. For multi-unit buildings, emergency lighting in communal escape routes is mandatory. Smoke alarms must be tested monthly; landlords must replace faulty units within 28 days. Fire doors in buildings over 11 metres require quarterly inspection under the Fire Safety (England) Regulations 2022. Furniture supplied must be fire-resistant. Failure to install or maintain required equipment results in fines ranging from £5,000 to £30,000.
Our fire risk assessments start from £149 for a standard residential property. HMOs and purpose-built blocks typically range from £199 to £399 depending on size, number of storeys, and complexity. Commercial or mixed-use buildings are quoted individually based on floor area and hazard profile. All proposals are fixed-fee, issued in writing in advance of attendance, and remain valid for thirty days. Pricing is tied to deliverables rather than time on site, and any variation in scope is documented and approved before further work. Reports are delivered within 48 hours and include full photographic evidence, action plans, and priority ratings. Multi-property discounts apply for portfolio clients.
Yes. 100% of our reports are accepted by all 32 London borough councils. Our assessors hold NEBOSH, IFSM, and FDIS qualifications, and all reports comply with BS 9792:2025 (housing), PAS 79-1:2020 (non-housing), BS 8214:2026, and relevant British Standards. We format reports specifically for council submission with all required photographic evidence, action plans, and priority ratings. Our compliance certificates are also recognised by major insurers, mortgage lenders, and managing agents. For HMO licensing applications, we provide the exact documentation package each borough requires.
Multi-borough property owners face varying requirements because each council has different selective and additional licensing schemes, enforcement priorities, and inspection protocols. Gas safety, electrical safety, and fire risk assessment requirements apply uniformly across London, but HMO-specific inspections and enforcement timelines vary by council. We cover all 32 London boroughs and the Home Counties from a single point of contact, with borough-specific compliance guidance for each property. Our centralised reporting consolidates all certificates, renewal dates, and action items across your portfolio, so you have one schedule instead of managing multiple contractors and deadlines.
We respond to all enquiries within 2 hours during business hours. Most inspections are scheduled within 3–5 working days, with urgent and same-day slots available for enforcement notice deadlines or insurance claims. Reports are delivered within 48 hours. We cover all 32 London boroughs plus Essex, Kent, Surrey, Hertfordshire, Berkshire, Buckinghamshire, and the Birmingham area. For portfolio clients with properties across multiple regions, we arrange coordinated multi-site visits to minimise scheduling and maximise efficiency.
